Villa Xenia

Located in Svoronata, Villa Xenia is part of a small complex of four homes, set between the coastline and the countryside of Livatho. Surrounded by gardens and open space, it offers privacy while remaining close to beaches, local tavernas, and village life.

Arranged over two levels, the villa is designed to accommodate both shared moments and personal space for families or groups travelling together. The ground floor features a bright sitting area, dining space, one bedroom, and an en-suite bathroom, with direct access to the outdoor terrace and pool area. Natural textures, soft colours, and simple materials define the interiors, allowing light and the surrounding landscape to shape the atmosphere.

The sleeping areas continue across both levels, with one bedroom on the ground floor and a second on the lower level, each with its own en-suite bathroom. A protective stair gate is also available, making the villa suitable for families with young children.

The lower level brings together a fully equipped kitchen and a self-contained guest suite, complete with bedroom, en-suite bathroom, kitchenette, and wardrobe. This arrangement offers flexibility for guests travelling together while maintaining a sense of independence.

From this level, the villa opens onto a private internal courtyard. Partially shaded for most of the day and accessed independently, it functions as an additional outdoor living space, suitable for dining, relaxing, or informal gatherings. It also accommodates activities such as table tennis, extending everyday life beyond the interiors.

Outside, the swimming pool is surrounded by gardens, lawns, and shaded areas designed for different moments throughout the day. A barbecue and outdoor dining area provide a relaxed setting for shared meals, while views towards the Ionian Sea enhance the sense of openness.

Svoronata is one of the most accessible villages in Livatho, combining countryside calm with proximity to the sea. The beaches of Ai Helis, Ammes, and Avithos are nearby, along with local tavernas, cafés, and everyday amenities. Quiet roads and coastal paths invite guests to explore at a slower pace.
